July 2026 Market Overview

The July 2026 resort market remained active, with inventory continuing to grow modestly month over month while buyer demand stayed strong. Although inventory remains below last year’s levels, sales activity continues to outperform 2025.

Inventory (For Sale)

  • 94 homes were listed for sale in July, an increase of 6.8% from June (88).
  • Compared to July 2025, inventory was 25.4% lower, down from 126 listings.
  • Inventory for the May–July quarter also remained 25.4% below the same period last year.

Takeaway: Inventory continues to improve month over month but remains significantly lower than last year, keeping overall supply relatively tight.

Closed Sales

  • 23 homes sold in July, a slight 4.2% decrease from June’s 24 sales.
  • Compared to July 2025, sales increased 35.3%, rising from 17 closings.
  • Quarter-to-date (May–July) sales totaled 65, an impressive 80.6% increase over the same period last year (36).

Takeaway: While monthly sales eased slightly from June, overall buyer demand remains healthy, with quarterly sales substantially outperforming last year.

Pending Sales

  • 23 homes went pending in July, a 53.3% increase from June’s 15 pending transactions.
  • Compared to July 2025, pending sales were 20.7% lower than the 29 recorded last year.
  • However, quarter-to-date pending sales reached 65, up 32.7% from 49 during the same period in 2025.

Takeaway: Pending activity rebounded strongly from June, and quarterly contract activity continues to trend ahead of last year despite a softer year-over-year comparison for July alone.

🏘️ Condo & Townhome Market: Inventory remains 25.4% below last year, but buyer demand continues to outperform 2025, with year-to-date sales up 22.2% and pending sales up 21.1%.

🏡 Single-Family Home Market: Inventory has increased 14.2% year over year, giving buyers more choices, while year-to-date sales are down 2.8% and pending sales are down 6.0%, signaling a more balanced market.

📈 Overall Trend: Condo and townhome inventory remains tight, supporting strong demand, while the single-family market is seeing increased inventory and a slower pace of sales, creating more opportunities for buyers across the market.
