The Sun Valley condo & townhome resort real estate market had a strong summer, with more sales and significantly less inventory than last year. Since June through September is typically our busiest real estate season, these numbers give us a good look at the market before the traditional fall slowdown.
56 properties sold from June through August—up 19.1% from last summer.
56 properties went pending—down just 5.1%.
Only 65 properties were for sale at the end of August—down nearly 34% from a year ago.
As of September 4th, sixty-nine properties are available, 17.9% below last year.
August was particularly interesting. While closed sales were lower than August 2025—and some sales have yet to be reported—pending sales jumped 13% year-over-year and 44% from July.
What does it mean?
The simplest takeaway is healthy demand and limited supply. Buyers are still active, but there are significantly fewer resort properties to choose from than a year ago.
Now we enter the traditionally slower October–January period. My October report should give us an early indication of whether this summer’s momentum is carrying into the fall—and where the market may be headed next.
