Condos Lead the Charge as Single-Family Homes Cool in Fall 2025
The Fall 2025 real estate season was active across the Sun Valley–Ketchum area. Inventory stayed low, and many neighborhoods saw even fewer homes for sale. Warm Springs, Old Sun Valley, and Elkhorn had the biggest drops in available listings.
Sales moved up and down each month, but year-to-date numbers stayed strong. Condos and townhomes continued to lead the market. They sold faster and more consistently than single-family homes, which saw slower activity in several areas.
Pending sales showed clear differences by neighborhood. Ketchum and Elkhorn condos remained popular because buyers wanted convenience, walkability, and easy maintenance. Single-family homes in Warm Springs and Elkhorn grew at a slower pace. This gap highlights how each neighborhood has its own rhythm and demand patterns.
The market remains tight. Buyers are still active, but they are more selective about what they want. Low supply and strong interest in certain areas point to a competitive winter season ahead, especially for well-priced homes.
